Structural Repair
Over the years we have preserved many structures due to completing structural repairs. Examples of this are pier replacement, foundation replacement, retaining walls underneath a house, leveling chimneys. Beam replacement, post replacement. House lifting, Basement retrofit, Drainage mitigation. This work preserved the structures from more expensive rebuilding. There are many factors that may lead to needing a structural repair. If you notice cracks in your ceiling, in your walls, or unlevel floors, sagging rooflines, these are symptoms of a shifting foundation. There are many things that can cause such shifts. Some of those things are, improper water drainage, leaking pipes, improper soil compaction, Expansive soils, weak concrete, degrading concrete, undersized footings, undersized lumber. We can help preserve the structure without having to demolish and rebuild. Our work in this area often involves temporarily shoring the part of the building in question, removing the problem, working with a certified structural engineer to craft a permanent solution, Obtaining the necessary approvals from the local building department and then implementing the solution.
Another aspect of structural repair is modification. This can be if a customer wants to move an interior wall or change and exterior wall that is part of the load bearing structure. This is often done in older homes to convert small rooms into one larger space. An example of an exterior modification we have done is removing a very large chimney. In this project we added a large beam for roof support and then installed 2 large 10’x6’8 glass panels in place of where the chimney once was.
